Several Projects Underway on Central Entrance

DULUTH - Central Entrance has become a hot spot for prospective projects in the Northland.

Central Entrance has drawn in commercial real estate development firms like Launch Properties to bring in more and more popular retailers to Duluth.

"That building is anchored on one end by Aspen Dental and the other end by Starbucks. Starbucks will have a drive-thru to service their space, " Scott Moe, the Launch Properties senior vice president, said.

The Starbucks and Aspen Dental is located on 320 W. Myrtle St.

Aspen Dental is opening in October and Starbucks will open next year. Launch Properties is in the works of getting a third tenant for the building. 

The company is also looking to break ground for a bigger project called 'Jigsaw' at the corner of west Central Entrance and Anderson Road.

"Approximately a 16,000 square foot neighborhood retail project constructed over three separate buildings. It will be occupied by multiple tenants, retails services and restaurants," Moe said.

No tenants are currently signed up for the project but Moe says Launch Properties has discussed negotiations with multiple companies. 

A meeting with the City of Duluth in October will determine the approval of the project. If it gets approved, it will break ground in Spring of 2019.

"National retailers in particular demand that they're on a street that has a high vehicle per day count and they all want to be as close to Miller Hill Mall as they can," Moe said.

The former BP Gas Station at 2 east Central Entrance is getting switched to a Caribou Coffee. 

A new four story hotel is in the works on the 500 block of east Central Entrance as well, Tru by Hilton.

"Right now it's sight work. We'll start moving on footings and foundation and all underground utility in the upcoming week," Nicholas Mikkelsen, a Northridge Construction project superintendent, said.

Built by Northridge Construction, the hotel will have 101 modern rooms set to open by next summer.

The hotel will have a full breakfast area, a workout facility, and pool. 

"This is a pretty good location for the traffic wise and ease of getting in Duluth and you're not too far away from anything. There's lots of stuff going on in this area," Mikkelsen said.
